RATNAGIRI HERITAGE HOMESTAY – TERMS & CONDITIONS
Thank you for choosing Ratnagiri Heritage Homestay for your holiday. Ratnagiri Heritage Homestay is a 100 year old heritage house which has been carefully and tastefully renovated retaining all the features.
Please take a moment to read our Terms & Conditions carefully before making a reservation or using our website.
These Terms & Conditions are governed by the laws of the Democratic Socialist Republic of Sri Lanka.
ACCOMMODATION TERMS & CONDITIONS
Reservations & Bookings
- All reservations are subject to availability.
- Prices and quotations provided are valid for 48 hours unless otherwise stated.
- Bookings are confirmed only after full or advance payment has been received and acknowledged by Ratnagiri Heritage Homestay.
- Guests are required to provide valid identification during booking and check-in, such as a National Identity Card (NIC), passport, or any other government-issued identification document.
- Reservations made through third-party booking platforms are subject to the terms and conditions of those platforms.
- Ratnagiri Heritage Homestay reserves the right to refuse or cancel bookings in situations of incorrect information, misconduct, or breach of these Terms & Conditions.
Note: No booking is considered final until we have received the completed Guest Contact Details together with the payment for the booking in full.
Payments
Payments may be made via:
- Bank Transfer
- Cash Deposit
- Visa / MasterCard
- Online Payment Gateway (if applicable)
- Any applicable bank or payment gateway charges shall be borne by the guest.
- Full payment or an agreed advance payment must be completed before check-in.
Cancellation & Refund Policy
- Cancellations made more than 7 days before arrival may be eligible for a refund, subject to deduction of administrative or transaction charges.
- No refunds will be provided for cancellations made within 72 hours of arrival unless otherwise approved by management.
- No refunds will be issued for early departures or unused accommodation periods.
- If Ratnagiri is unable to provide accommodation due to unforeseen circumstances, a full refund will be issued.
Check-In & Check-Out
- Early check-in or late check-out is subject to availability and may incur additional charges.
- Guests arriving late are requested to inform management in advance.
Security Deposit
- Ratnagiri reserves the right to request a refundable security deposit depending on the duration of stay or nature of booking.
The security deposit may be used to cover:
- Property damage
- Missing items
- Excessive cleaning
- Rule violations
If no losses or damage occur, the security deposit will be paid in full into your nominated bank account 5–7 days after your departure. Please provide bank account details when completing the security deposit payment. For any losses or damages (including additional cleaning required after guest departure), the property reserves the right to deduct these costs from the security deposit. If any damage exceeds the value of the security deposit, the additional cost must be met by the guest.
Guest Responsibilities
- Guests must use the premises responsibly and respectfully.
- Smoking inside rooms or indoor premises is prohibited unless designated smoking areas are provided.
- Pets are not allowed unless prior written approval has been obtained.
- Guests shall not cause disturbance, excessive noise, or inconvenience to neighboring properties or other guests.
- According to Sri Lankan laws, the use of illegal substances is prohibited; violation may result in cancellation of the reservation, expulsion of the guest without a refund, and legal action.
- Booking confirmation notice or subsequently agreed in writing or email. Additional persons (including infants) will incur an additional charge.
Party & Event Policy
- Unauthorized parties, gatherings, or commercial events are strictly prohibited.
- Ratnagiri reserves the right to immediately terminate the booking without refund if this policy is violated.
Occupancy
- The number of occupants must not exceed the number confirmed in the reservation.
- Subject to management approval, additional guests will incur extra charges.
Damage & Loss
- Guests are responsible for any damage caused to the property, furniture, fittings, or equipment during their stay.
- Costs for repair or replacement may be deducted from the security deposit or charged separately.
- Lost or stolen keys will incur a replacement fee of LKR 5,000. Guests will be contacted and given the opportunity to return the missing keys. Failure to return the keys within the specified period will result in the replacement fee being charged to the guest's credit card or payment method provided at the time of booking.
Personal Belongings
- Ratnagiri Heritage Homestay is not responsible for any personal belongings or valuables left on the premises during or after the guest's stay.
- Ratnagiri Heritage Homestay shall not be held liable for any injury, damage, loss, additional expenses, delays, or disruptions caused directly or indirectly by events beyond our reasonable control, including but not limited to natural disasters, severe weather conditions, power failures, or other unforeseen circumstances.
- Guests are responsible for their own safety and the safety of children under their supervision.
- Parents or guardians must supervise children at all times.
Property Rules
Guests are kindly requested to:
- Keep the premises clean and tidy
- Dispose of waste responsibly
- Avoid damaging furniture or decorations
- Switch off lights, fans, air-conditioning, and electrical equipment when not in use
- Respect local community standards and Sri Lankan laws
- Be a good citizen by respecting the environment
